When this form opens, only the Field selector
and Tolerance… button are enabled. To find the
sales that may be suitable for extracting an adjustment, select
the field, the two values and click the Find pairs button.
You can either use the mouse to open the list and select a value,
or start typing to auto select a value.

Field selector lists fields that are useful for adjustment
extraction via paired sales.
Value 1, Value 2: The 2 different values to base
the extraction on.
Tolerances…: Open the
Tolerance Editor to set
aliases and tolerances for seeking matched pairs.
Find pairs: Run search to find pairings of sales that
might be useful for analysis.

EXAMPLE: Looking to find matched pairs for the difference between 3
bedroom and 4 bedroom properties.
Select the field from the Field selector. For this
example, select the Beds field. The Value 1
selector enables once it is loaded with all of the values found
in the dataset for Beds.

Set Value 1 selector to one of the
value ratings you’re comparing. For this example, the Value
1 selector can be set to either 3 or 4. This loads the
remaining available values into the Value 2 selector and
enables it. The status bar at the bottom of the form will display
how many sales were found that have that value in that field.

Set Value 2 selector to the other
value rating you’re comparing. For this example, the Value 2
selector would be set to either 4 or 3 (whichever didn’t
appear in Value 1). Once both value selectors are set, the
Find pairs button will enable. The status bar at the bottom of
the form will display how many sales were found that have that
value in that field.

Click the Find pairs button. The
status bar at the bottom of the form will display the progress of
the analysis. If sale pairs are identified, the
Paired Sales
Report Editor will load them and open automatically.
