The Paired Sales Report Editor allows you to document pairs of
sales for supporting an adjustment. It arranges each pair of sales
side by side so you can better identify the similarities and
differences between the sales. The report allows you to record
notes and comments about each sale pair, and record the reasoning
supporting your conclusions. You can save your report in for later
editing or to generate a PDF summary of your analysis to include
in your workfile or report.
Controls for the editor appear on the panels to either side and
along the bottom. The left hand panel controls navigation among
the pairings found, their layout, and provides input / output
functionality.
The bottom panel contains information about the pairing shown.
The right hand panel controls the automatic reporting template,
and the overall summary of the search.

Pair
# identifies which pairing of sales you are analyzing.
Changing the number by either using the up/down arrows or typing
in a number will automatically switch you to that pair of sales.

Display
Options affect the layout of
the grid under the pictures. The 3 options include:
Show All rows (shown in the image above). This
presents all of the information from the grid.
Cell entries
that are identical appear under both sales.

Hide equal rows removes all rows with exactly the same entries.
This shortens the display so you can focus on all of the
remaining differences between the sales, allowing you to assess
the significance of any differences. For the two sales shown, the
only fields with unique values are Financing, Date, Rms_Br_Ba,
GLA, Bsmt, and Porch. This option shortens the table as shown to:

Merge equal rows merges cells containing equal data and display them.
This displays all data but provides a visual cue as to which fields contain identical information.

Pairs / page how many pair summaries will appear on a printed page, or on each page of a generated PDF.

Save
PDF… creates a PDF report
of your matched pairs analysis for the data shown. A great way to
memorialize your work for your workfile!
Save MPR… saves the
current Matched Pairs Report so you can open it in this program
and use it later.
Open MPR… Open a previously saved .MPR file.
Edit pairing… open, your search so you can modify and
rerun it without returning to the Property Browser.

Panel along the bottom
The Pair ## reconciliation box is for notes associated only
with this pair of sales. For example, you can enter notes about
the significance of various differences and similarities for the
pair shown. In the reports, these comments will appear under these
sales.

The panel on the right side contains the
Overall Reconciliation
that was automatically generated summary of your pair search. You
can modify the text for the analysis directly, and include your
overall summary and conclusions about the analysis.
Checking the Show Template box opens the current
template used to generate this report from your search criteria.
It will appear in the area normally kept for displaying the
comparable sales. Unchecking the box will return you to the pair
