Use this screen to maintain the list and priority of
affiliates (appraisers you
want to automatically share data and pictures with via UADNet.com). You
can open this screen using Edit affiliates... link in the
Settings panel,
or the Affiliations value in the Program
Settings dialog.
The State combobox loads the list of appraisers in the left hand column
so you can select them by name.
The left column lists the currently active appraisers in the state
selected.
The right (Reliability Ranking column orders the selected appraisers from most to
least reliable (in sale reporting accuracy).
The Reliability Ranking buttons reorder the list of names in the right
column.
Grunt uses the list on the right hand side to determine the
priority
for merging property records to your dataset. As an example, assume
Appraiser X used the settings shown in the image. The left hand colmn
tells Grunt that Appraiser X wants to share their data with: Jesse X
Chen, Sandra F Clarendon, and James L Morrison.
Grunt will automatically copy the most current data () available
In the right hand column Appraiser X has re-arranged the names to
indicate that in their opinion:
- Sandra F Clarendon has the most reliable records,
- Jesse X Chen had less reliable records than Sandra F Clarendon,
and
- James L Morrison has the least reliable records
of the three.
Record Merging Priority
Grunt merges records from datasets using the priority:
- The user's current dataset extracted from the most recent files
in their collection
- Archived user files specifide in the
Additional Data sources Dialog
- Other files specifically identified by the user in the
Additional Data sources Dialog
- Affiliate files in order of priority set in the
Affiliations Editor.
Since only unique sale records are loaded, this means that the user's
dataset will include all of their latest comparable sales, then
any records missing from that dataset that are found in Archived files,
then
any records still missing from that dataset that are found in Other
files specified by the user, then
any records still missing from that dataset that are found in the first
Affiliate's data file, then
any records still missing from that dataset that are found in the second
Affiliate's data file, etc.
Priority Logic:
The quality and reliability of data from different appraisers varies,
and is a user's opinion. That opinion is based to varying extent by the
user's experience, personal relationship to, and professional knowledge
of the other appraisers. To be able to import only the most reliable (in
your estimation) data from among different datasets, you need to set the
priority Grunt uses to merge the records.
Grunt presumes that every appraiser will consider their own
verification work to be the most reliable data known to them.
Since Archived data presumably comes from the user as the original
source, Archive files would also represent their own data.
If the user specifically selects another file, they consider the data in
that specified file to be important.
Affiliate data sets are then merged in the
Affiliations Editor
priority defined by the user.
