Client confidentiality and public trust are vital concerns for appraisers. For this reason, Grunt excludes SUBJECT data from the CompsDat.CSV file. As a client can not control the market data an appraiser can get from another source, there can be no breach of appraiser-client confidentiality arising from sharing the CompsDat.CSV file or photographs of comparable sales the appraiser has taken.
Appraiser Grunt does not require use of the UADNet.com network to share data with other appraisers, but files must be correctly located and named on your local drive to be accessible. To import other appraiser's data:
You can share data with other appraisers by simply checking their name in the list of appraisers in the Affiliations Editor and setting their priority. As long as they have your name checked as an affiliate in their copy of Grunt, your dataset will automatically update and include their data in your dataset when you start Appraiser Grunt. See About Affiliates for more detail on data sharing of Affiliates.
UADNet.com was created to simplify the process of sharing and photographs between appraisers. Grunt refers to appraisers that agree to share their data as "Affiliates". Grunt automatically shares data and photographs with other appraisers defined as "Affiliates" in your program settings. To set and manage other appraisers as your affiliates, use the Affiliations Editor that you can open through Edit affiliates... link in the Settings panel, or the Affiliations value in the Program Settings dialog.
